General Rules for Your Cozy River Cabin​

Please ensure you read and fully understand the house rules at the beginning of your stay.

All guests (and any visitors) must comply with all house rules.

Please treat our house with the same respect as you would your own home.
-
Be sure to maintain a good level of cleanliness throughout your stay.
-
It is highly recommended to drive a four wheel drive capable vehicle in the winter.
-
We hope you have lots of laughter and good times during your vacation! However, we’d really appreciate it if you’re mindful and keep noise to a minimum during nighttime hours.
-
Have fun! This is your vacation time and we hope you get the opportunity to relax and visit the surrounding area.

Noise Levels
-
Guests and visitors must keep noise to a minimum so as not to disturb the occupants of neighboring properties – especially during nighttime hours (10pm – 8am), and upon arrival and departure.

Quiet hours are from 10:00pm to 8:00am
-
Excessive noise is prohibited [and may result in termination of the vacation rental agreement, eviction, and extra charges].

Visitors and Gatherings

Guests are allowed a maximum occupancy of 6 guests (4 adults and 2 children) for overnight and daytime hours
-
Guests are responsible for ensuring maximum guest numbers are not exceeded and that guests comply with these house rules.

Any additional overnight visitors must be approved in advance [and are subject to an additional fee as noted in the price].
-
Parties and large gatherings are strictly prohibited.

Parking
-
Parking arrangements are as follows:
-
One car in the driveway labeled “Guest Parking”

One car in the parking spot parallel to Bull Creek Rd., labeled “Guest Parking”
-
The maximum parking is two vehicles and there is no off-street parking
-

Garbage, Recycling, Fireplace, Water and Plumbing
-
Guests and their visitors are to dispose of garbage and recycling in the allocated trash cans and recycling bins.
-
Garbage and recycling arrangements are as follows:

Dispose of all garbage and recycling in allocated trash cans and recycling bins

No trash is to be lying freely around the property upon departure
-

DO NOT FLUSH ANYTHING OTHER THAN TOILET PAPER. This is a septic system. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the system, you could be charged damages.

Ensure the fireplace is completely cooled and closed by departure. Fireplace may not have an active fire going while guests are away or asleep.

Security

Any time guests leave the house it is their responsibility to ensure all windows and doors are properly shut and locked to maintain security and prevent weather damage.

To conserve energy, guests should turn off lights, air conditioning, heater, fans, and electronics, such as television, when not in use.

Outside Facilities
-
Guests are responsible for the safety and security of their children at all times, as well as any disturbance caused to other residents in the neighborhood.
-
Guests must supervise children at all times when using the deck area and other outside facilities.
-
Specific deck rules are as follows:

Guests are to supervise young children while on deck

Guests are to supervise young children while children are using hot tub

Guests must keep children away from barbecues
-

Specific barbecue rules are as follows:

SHALL NOT BE USED IN RED FLAG WARNINGS

Guests are to ensure that the barbecue has completely cooled and settled before leaving the house and going to sleep
-

Specific Hot Tub rules are as follows:
-
Hot Tub usage shall not occur between 10:00 to 8:00am
-
For safety reasons, it is not permitted to use any glassware in or around the hot tub and river area. [Failure to comply with this rule will result in a fine deducted from the security deposit]. No children unsupervised.

For safety reasons, no children may be left alone by or near the river. Swimming/ exploring by/ in the river is up to you and we will not be held accountable for anything lost/ injuries/ deaths.

FIRE PIT IS OFF-LIMITS. NO OUTDOOR FIRES.

While we know there is some really cute wildlife nearby, please don’t give them any food! It’s important not to disrupt the local ecosystem.

Smoking and Illegal Substances

Smoking is not permitted inside the house.

Pets
-
Specific rules regarding pets are as follows:

One dog allowed for outside only. No dog crates are provided. The deck has a dog gate.

Damages
-
All damages must be reported as soon as reasonably practicable. [Failure to report them will likely result in a penalty deduction from the security deposit].
-
No furniture or small appliances are to be moved from one room to another.
-
No bathroom towels are to be removed from the property (i.e. for beach use). Separate beach towels are provided for this purpose.

Checkout
-
Rules for checkout are as follows:
-
Cleaning: Pile up all bedsheets used and used towels
-
Make sure hot tub cover is on
-
Garbage: Put all garbage and recyclables in the two bins outside to the right of the cabin
-
Security: Shut and lock all windows, doors, and fireplace
-
Please leave by 10am
-
Access Key expires at 10am sharp
-
Put all dirty dishes in dishwasher and start dishwasher
-

For the safety and enjoyment of all guests, it is of utmost importance to comply with the house rules. [Breach of any of these rules is a breach of the terms and conditions of occupancy as per the rental agreement. We reserve the right to terminate permission to occupy and to evict any guests or visitors who refuse to follow these house rules or who cause a nuisance to neighbors or other residents of the community].

Should any violations of the VHR ordinance occur, fines may be imposed in accordance with El Dorado County Municipal Code (§5.56.180 and §5.56.190)

The Vacation Home Rental permit requirements are required to be in your standard rental agreement with the tenant (§5.56.090)
